Home builder in Comporta
Comporta’s appeal is what makes it hard to build there: dunes, rice fields and the Sado estuary. The rules tightened recently, so confirm them before you fall in love with a plot.

Building in Comporta
Comporta is a parish of Alcácer do Sal, while Carvalhal and Melides, a short drive south, are in Grândola. Different council, different plan, and possibly different coastal rules.
Do not rely on what a neighbour built some years ago. Ask for a written answer on your plot.

What is specific to Comporta
- Alcácer do Sal
- In December 2024 the council approved tighter rural land rules, with preventive measures and a partial PDM suspension. Projects touching Comporta-Galé or the Sado estuary reserve had to wait for the amended plan. Ask where this stands now.
- Grândola
- The first PDM revision was published in 2017. Carvalhal and Melides fall under the Espichel to Odeceixe coastal programme, which forbids new buildings in the coastal protection strip, with listed exceptions.
- Climate
- The national energy manual gives Alentejo Litoral a 22.2 °C summer mean at 88 m, in the hottest summer zone. Shade and ventilation deserve as much thought as the view.
Common questions
Can I build near the Sado estuary?
It is heavily restricted, and rules have been changing. Get a written answer from the council first.
Is Melides under the same rules as Comporta?
No. Melides is in Grândola, and Comporta is in Alcácer do Sal.
