It starts with a visit
With a renovation, the price depends on what is hidden: damp, old wiring, the structure. Without seeing the house, any number is a guess.
With an extension, the first question is whether the municipal plan allows more floor area on that plot. The second is whether the structure can carry what you want to add.
What to fix first
- Roof and waterproofing, before any finishes.
- Insulation and windows, which change your comfort every day.
- Old water and electrical systems.
- Only then kitchens, bathrooms and finishes.
Do I need a permit?
It depends on the work. An extension or a structural change is not the same as a coat of paint. Under the revised building law, the route also depends on the location and the local plans, so check with the council.
What it costs
We found no public per-m² figure we can stand behind, because the work varies too much from house to house. So we do not put a number here. We quote after seeing the house.
