Turnkey homes in Portugal
One person responsible from design to handover. It matters most when you are not here to coordinate an architect, a contractor and suppliers yourself.

What turnkey really means
Turnkey ("chave na mão") means receiving a house ready to live in. But the term has no single definition: one company includes the design, another only the build.
So the useful question is not "is it turnkey?" but "what is inside this price and what is not?".
What to get in writing
- Architecture and engineering design, and who pays for them.
- Council fees and permits.
- Water, power and drainage connections.
- Landscaping, walls, gates and pool.
- Kitchen, wardrobes, appliances and climate control.
- Material ranges, and what happens if you change your mind.

What it costs
Habitissimo quotes around €1,200 to €1,800 per m² for a turnkey house, without detailing what that includes. The calculator on our home page compares three public sources. None replaces a quote for your plot.
Common questions
Is a fixed price really fixed?
Only for what the contract describes. Changes you ask for during the build cost extra, so make sure the contract says how they are handled.
Do I need a plot first?
No, but the quote only firms up with an actual plot. Until then it is an estimate.
