LSF, concrete or modular: how to choose
You will read that one system is faster, cheaper or greener. We found no independent data proving that in general, so this guide shows how to compare them for your own project.

How they differ
| System | What it is | Look at |
|---|---|---|
| Reinforced concrete | Structure cast on site | Soil, formwork, drying |
| LSF | Light steel frame, dry assembly | Insulation, acoustics, details |
| Modular | Factory units assembled on site | Transport, crane, access |
What to ask a supplier
An innovative system with no standard or mandatory certification should have an approval document from LNEC, the national engineering lab, apart from the exceptions LNEC lists. It sets out the scope and expected service life. Ask for it, or for a European technical assessment.
What stays the same
- The municipal plan applies either way.
- The council route does not depend on the structural system.
- A new home must meet the energy rules.
- You still need foundations and utility connections.
Comparing prices
Ask for quotes with the same scope: foundations, connections, finishes and VAT. Santander mentions €850 to €1,500 per m² for construction, without separating systems.
Common questions
Is LSF faster than concrete?
It is mostly dry assembly, but we found no independent data for a general answer. Ask for a written timeline for your project.
Does a modular home avoid permits?
Do not assume so. Check the procedure with the local council.
