Building in Lagos
In Luz and São Gonçalo, the coast limits a lot. Inland, in Odiáxere, Bensafrim or Barão de São João, the questions change: rural land, the regional plan and access.

What is specific to Lagos
- The municipal plan
- The PDM dates from 2015. It was adapted in 2021 to the coastal plan and the Bravura reservoir plan, and changed in 2023 on how land is classified.
- Cliffs
- The Burgau-Vilamoura coastal plan sets risk and protection bands. In the landward risk bands, it also bans intensive irrigation and the infiltration of wastewater.
- Prices and climate
- The median sale price in the Algarve was €3,352 per m² in Q1 2026 (INE). We did not find an INE figure for Lagos alone. The national energy manual gives the Algarve a 23.1 °C summer mean.
Common questions
Can I have a septic tank or irrigation near the cliff?
In the risk band, wastewater infiltration and intensive irrigation are banned. Check where the plot sits.
Does a sea view make the build more expensive?
The view does not, but the position can. Cliffs, studies and access can add costs that only show once you know the plot.
